The importance of getting a foolproof tenant background check
If you have been a previous landlord or have owned property for rent in the past, you must know that the number one priority is that the rent can be paid once the end of the month has been reached. Clearly one can see that this is the prime reason for a background check on a tenant. A landlord wants to make sure that the candidate for tenancy can and will actually pay the rent once it is due. No landlord wants to be left in the dark once the monthly rent is due. Conducting background checks on prospective tenants is actually quite a good idea. As a landlord, you do not want to put your property at risk. By screening your tenants and conducting background checks, you are also protecting the safety of your other tenants (in an apartment for example). One of your present tenants may not quite feel so comfortable living next to a masked murderer. So if you can avoid or prevent situations such as these, why not do it? There are actually quite a large number of lawsuits each year which involve tenants against tenants. Screening potential tenants as a form of prevention Conducting background checks and screening potential tenants is a major form of prevention for you as a landlord. Preventing these lawsuits before they even happen, if you can help it, is great. If you can make sure that a convicted thief does not stay in your apartment than this could mean that the neighbor's lawsuit against him stealing something in another unit does not even occur. Preventing a convicted rapist from becoming a tenant could also mean that the teenager living a few units down the hall will no longer take psychiatric medication in the future for sexual molestation. Who knows what else? When an empty unit could be even better than an occupied one! In cases such as these, you will surely agree that an empty unit would be better than an occupied one that could cause such stress or tragedy. Becoming known as the apartment where a sexual molestation occurred in or property was stolen would not do wonders for your business. Who would want to be known as the landlord of that such apartment? Tenant background check priorities Primarily, a tenant's financial background will be your major background check priority, but taking a look into other information in the prospective tenant's past wouldn't hurt. You shouldn't just be thinking about the present financial state of your business but its future as well. The simple cost of tenant background checks may have an even greater return than you may imagine. In the end, you'll be the one with trustworthy tenants that you can rely on. That sounds like a landlord's dream. Well, it's a dream that can be a reality with the help of taking the time to get foolproof tenant background checks. |
